Under our agreements, our technicians visit your site regularly—based on the specific needs of your system—to perform routine inspections, cleaning, and preventive maintenance.

Maintenance Checklist
- Perform Quarterly maintenance visits in accordance with manufacturer recommendations.
- Maintenance visits are January, April, July and October.
- Spring Visit to include preparation for Summer Operation.
- Fall Visit to include preparation for Winter Operation.
- Lubricate fan shaft bearings.
- Lubricate motor base adjusting rod.
- Inspect and adjust belt tension and alignment.
- Replace worn belts once a year on the April visit.
- Check shaft alignment between motor and gear box.
- Check Lovejoy connection.
- Inspect gear box oil level, fill as needed.
- Replace gear box oil every April.
- Check amperage readings on motors.
- Check fan rotation and operation.
- Identify defects, water leaks, excessive vibration, noisy or improper operation.
- Clean spray nozzles and Hot Water Basins.
- Clean Fill and Cold Water Basin.
- Adjust operating sequence.
- Inspect/test operation of mechanical vibration cut-out switch.
- Inspect/test/clean operation of Basin Heaters.
- Inspect/test/clean operation of EWLC.
- Inspect/test/clean operation of make Up Solenoid Valve.
- Inspect/test operation of Heat Trace.
- Inspect/test operation of cooling tower VFD’s.
- Submit written report.
